Cost and time deviations from the planned values are a frequent occurrence in construction projects, throughout the life cycle of the project, and in the construction phase, due to the complexity and variety of works, are particularly pronounced. The cause of these deviations are a number of risks that are inseparable from any project due to its probabilistic features. As the success of the project is assessed by achieving its goal, ie the final product within the planned time and within the planned financial resources, the goal in the preparation phase is to take measures to ensure that this is achieved. This implies a preliminary assessment of the risks that could jeopardize these requirements. For this reason, monitoring and recording risks and their impact on deadlines and costs during project implementation, as well as comparison with planned values, is of particular importance for the success of the project and for future similar projects. The aim of this graduate thesis is to present a model for monitoring the time and cost aspects of the construction of a residential series of three buildings built in Štinjan. The model will include the development of a structural breakdown of the project, ie WBS diagram ("work breakdown structure"), planned cost curve and time plan of designed works using the method of previous activities, ie PDM method ("precedence diagramming method"). MS Project (Microsoft Project) software will be used for this. In addition to the curves of planned values, curves of realized values will also be created. The identified deviations will be analyzed, the risks that caused them will be identified, and appropriate measures should be proposed that should be taken to reduce or eliminate the deviations.
