The river Rječina was always an important concept for Rijeka which was the reason why industrial plants, which presented Rijeka in a good manner, developed on this site. A sad picture of long-abandoned sites which were in history full of life can be found today. The industrial heritage presents a view on the past and thus it needs our protection. However, this strict way of preserving monuments is not a good choice, mostly due to lack of financial resources which create the opposite effect which causes the decline of heritage. A twist is needed within the context of preservation of industrial heritage – a twist to the conversion of this type of heritage while preserving the historically important parts. Old industrial complexes present spacial resources of great potential. By breathing a new form of life into them, their value will rise which will cause the preservation of buildings. As the topic for this thesis I have chosen the buildings of Waste Incinerator and Thermal Power Plant Zvir due to their excellent location, its suitable plans/layouts and mutual orientation. The historical buildings mentioned above together create a closed complex situated on a easily accessible area, yet outside the city centre, which makes them suitable for Business Incubator. This thesis elaborates on the suggestion of conversion of the Waste Incinerator and Thermal power plant Zvir into a public content, respectively, the Business Incubator which would also include residential units and a catering facility. Special attention was dedicated to the preservation of the visual identity of these historical buildings. It is shown and proven that the preservation of industrial complexes from their constant decline is possible through their conversion and future use through new contents.
